This town home is a unique find in Rivermark. The floor plan is very favorable to many buyers. Short sales can result in good deals for buyers. This particular property was in terrible shape and had some unfortunate circumstances that my client wasn’t concerned with. In the end she ended up saving about 15% off what the home would have sold for. The condition required some new painting and flooring, approximately a $15k investment. Now that we have closed we are currently in the process of installing high quality flooring, Brazilian Walnut to be specific. Also my client chose some paint colors for the rooms. I was searching the web for high school rankings in Santa Clara County. I found a site, http://schooldigger.com, that published statewide high school rankings not based on API. They combite the CST schools in math and english, also they have other metrics such as school size and teacher to student ratios. I compiled the state ranks for the high schools of the West Valley area, Santa Clara, Saratoga, Cupertino, West San Jose, Los Gatos, Los Altos, Mountain View, and Palo Alto. This is a different way of looking at schools other than just API scores.  The results are not too surprising but they differ from the API scores.  Top schools is Palo Alto High in the Palo Alto School District.  Followed by Saratoga, Lynbrook, then the highly touted Monta Vista high of Cupertino.  Homestead did not fare too well as did Los Altos and Mountain View High Schools.
